The 5 + 10 Cleaning System

Consistency is the hardest part of commercial cleaning. Our answer is a fixed sequence: five passes in every office area, ten in every restroom, performed in the same order on every visit by every crew.

Office areas

Every office, conference room, and common area gets the same five passes, in the same order, on every visit.

  1. Step 1: Reset the room

    Empty waste and recycling, replace liners, and return chairs and furniture to their intended position.

  2. Step 2: Disinfect high-touch points

    Door handles, light switches, shared desks, phones, and rails are wiped with an EPA-registered disinfectant and given the required dwell time.

  3. Step 3: Dust top-down

    Vents, ledges, sills, monitors, and surfaces are dusted from the highest point down so nothing settles on work already done.

  4. Step 4: Glass and spot clean

    Interior glass, partitions, and entry doors are cleaned; walls and doors are spot-treated for marks and fingerprints.

  5. Step 5: Floors last

    Vacuum carpet edge-to-edge, dust mop and damp mop hard floors, then a final walk-through with lights and locks checked.

Restrooms

Restrooms carry the heaviest scrutiny in any building, so they get twice the sequence — ten passes, every single visit.

  1. Step 1: Stage and ventilate

    Post wet-floor signage, open ventilation, and stage color-coded tools reserved for restroom use only.

  2. Step 2: Empty and reline

    Waste and sanitary receptacles are emptied, wiped, and relined.

  3. Step 3: Apply chemical and dwell

    Bowls, urinals, and fixtures are charged with disinfectant and left to dwell while other steps proceed.

  4. Step 4: Dust and de-web

    Vents, lights, partition tops, and corners are dusted and cleared.

  5. Step 5: Detail fixtures

    Bowls and urinals are brushed inside and out, including the base and the back of the fixture.

  6. Step 6: Sinks and counters

    Basins, faucets, counters, and backsplashes are scrubbed and rinsed, with hard-water buildup treated.

  7. Step 7: Mirrors and dispensers

    Mirrors are polished streak-free; dispensers and hand dryers are wiped down.

  8. Step 8: Partitions and walls

    Stall partitions, doors, handles, and touched wall areas are disinfected on both sides.

  9. Step 9: Restock

    Tissue, towel, soap, and sanitary supplies are refilled to full and shortages are reported.

  10. Step 10: Floors and final check

    Floors are swept and mopped into corners and around fixtures, then a final odor and appearance check is logged.

By square footage and soil level. We walk the space first, then quote a fixed price for the dual-stage process so there are no surprises on the invoice.

A short walk-through of your building, a look at your current schedule and pain points, and a written scope with fixed monthly pricing. There is no charge and no obligation.
